Futurn develops sustainable projects that bring new life to large outdated and underused sites by transforming them into contemporary and multifunctional business parks, with the lowest possible ecological footprint. Through renovation and/or new construction, Futurn rebuilds lost projects and creates space for various functions such as offices, showrooms, polyvalent spaces, SME units or built-to-suit logistic/production units.
Sustainability is integrated in the development process starting from the design phase with the aim to meet and to exceed current technical and operational standards. The sustainable elements are related to energy saving applications (good isolation of walls and roofs, green roof, EV loading bays,…) and focused on circular economy (maximum re-use of building structures, materials and rainwater, recycling of waste,…).
Since 2011 Futurn realized 37 development projects in various Flemish provinces, covering an area of no less than 1 million m²
Two professionals, together representing 25 years of experience, are in charge of the daily management of Futurn. The financial and legal background of Frederik Baert and the technical background of Gunther Biddelo provide complementary skills. These competencies were used in other project companies for which they worked and are also important to develop further activities of Futurn.
Behind Futurn, there are two structual partners. Mathi Gijbels from Gijbels Group, an integrated construction group, and Serge Hannecart from L.I.F.E., a residential developer. They support our values and believe in long-term sustainability.
We would like to share our skills in the field of:
project development: sourcing, purchasing, concepts, permits, technical realisation, sale, maintenance.
optimized legal, financial and tax structures.
establishment of a cooperation in which each party can recognize its objectives.
Futurn organises its business processes in function of the client and wants to help you to make the best choices, taking into account your needs and your budget. Therefor we focus on the concept of Total Cost of Ownership. Total Cost of Ownership searches for the perfect mix between:
advantageous acquisition that does not compromise on quality
maintenance and consumption costs which are as low as possible
durability, quality and flexibility so that the resale value of your building stays as high as possible.
Not only the acquisition counts, but also the future costs such as maintenance, energy consumption, growth opportunities, management costs and resale value.
